Party Wall Harrow
Greenwood Bell are expert party wall surveyors in Harrow. The Party Wall etc. Act 1996 actually came into force in England and Wales on 1st July 1997 and it is a sensible piece of legislation which provides a framework for preventing and resolving disputes between owners of neighbouring properties where work is proposed on the Line of Junction between two properties or on a Party Wall or regarding excavations which are planned in close proximity.
The Act’s purpose is to ensure that Adjoining Owners do not suffer damage and loss. In the case that any damage is caused by the building works then remedial works or a payment in lieu are the responsibilities of the Building Owner (the party carrying out the work). Whilst the Act does not specifically require it, GWB will always ensure that there is a written Schedule of Conditions and a Photographic record of the property attached the Party Wall Award which is a formal document that describes the nature, duration and extent of the works.
There may also be a requirement for Risk Assessment and Method Statements to be included. We can complete all of these pieces of paperwork for our Harrow customers and remove the stress from your hands. It can be an incredibly complex business so it is always best to consult experts if your neighbour serves you a Party Wall Notice. We will advise all our customers on how to deal with Notices both whether our clients wish to respond to a Notice in which they have been given or if they want to or think they need to serve a Notice to the owners of adjacent land or the adjacent property.
