These are a few questions we get asked quite regularly. This is by no means an exhaustive list, but hopefully should answer a few you might have. Anything else, please ask us.

  • I have been issued a Party Wall Notice: what should I do?

    If you receive a Party Wall Notice this means your neighbour intends to carryout building works on the Party Wall between your properties, or they wish to excavate adjacent to your property which may cause damage and consequential loss. The Party Wall etc. Act 1996 is there to protect your property and your investment but you need to get good solid advice from an experienced Party Wall Surveyor to guide you through the process.
  • Does appointing Greenwood Bell to advise me on a Party Wall Notice cost me?

    If you have been served the Party Wall Notice then you need not worry about the costs as the answer is appointing us will, usually, cost you nothing. Greenwood Bell will give you a formal undertaking that there will be no costs to you in the matter as Surveyor’s fees are met by the person who is to carry out the works.

    Therefore, if you are serving the Notice then the expense will usually lie with you.

  • I want to carry out works to my property. Do I need to issue a Party Wall Notice?

    This is entirely dependent upon the nature and location of the work you want to carry out. The best advice we can offer you is to contact us. What is more there is no charge from Greenwood Bell for preliminary Party Wall advice. We will explain to you as the Building Owner (the person proposing to carry out the works) your obligations under The Party Wall etc. Act 1996 to your Adjoining Owners (neighbours to the site). Once appointed we can handle the entire process on your behalf and will endeavour to keep costs to a minimum.

    We also offer architectural advice and solutions for our commercial clients which may be for a single dwelling or an estate. We have considerable knowledge regarding care and extra care for the elderly and in the development of extra care villages.

    Domestic

    We offer help with planning, planning applications, Party Wall Act issues, Access Licences and Project Management.

    We can also offer architectural services for our domestic clients who wish to extend, renovate or convert a loft, garage or basement.

  • How much do you charge for your work?

    You need to know and be able to budget for cost before you start so we base our costs job by job on a fixed fee basis. We do not charge on the meter so to speak so costs are always agreed upfront and we find this means our clients do not receive shock bills through the post that they were not expecting which we find unfair and counterproductive.

  • Why should I choose you for my domestic planning needs?

    We are unique in our ethos because we approach every project with every client with the ethos “What would we do if it were our money?”

  • What is an Access Licence?

    If you are developing your property then you will probably need to get access on or over an adjoining property or neighbour’s land for the purpose of carrying out your proposed works.
  • Do you offer planning advice?

    Yes we are experts in offering planning advice and we can do so for both domestic and commercial clients.

    We at Greenwood Bell we have decades of experience in dealing with all sorts of planning applications and we are well-versed in the laws and the nuances of this lengthy and frustrating process. The rules are not hard and fast and differ from one region to another. However, with sound and experienced advice, the procedure need not be the stressful ordeal many developers find it to be.

  • What is a site appraisal and why would I need one?

    A site appraisal is an assessment and an evaluation on a site whether it be land with planning permission, land without planning permission, an existing building, a plot with disused buildings and many, many more development opportunities.

    The information which comes out of site appraisals is invaluable as it can save a huge cost later down the line if anything is missed. Due to the amount of years we have been doing this and the skill we have in it, we can reduce these risks considerably for you. This is because we can detect potential problems in existing buildings when comparing them to the plans you have for them and also detail the quality of the land, the area and the price you would need to be looking at to purchase the site and make the relevant changes. The budget is a vital part of this process as it will be key in helping you make the decision about the site.
